Booking a house for Coachella or Stagecoach is a different sport from booking a normal vacation. Inventory near the Empire Polo Club evaporates months before lineups even drop, prices climb week by week, and the difference between a 15-minute drive to the grounds and a 45-minute one is the difference between catching the sunset set and hearing about it.

The golden rule: book the house before the lineup drops

Festival houses in Indio and La Quinta book out 6–9 months ahead. The groups that get the great houses commit to the weekend first and treat the lineup as a bonus. Festival house logistics, learned the hard way

  • Shuttle or designated driver, decided in advance. Parking at the grounds is its own festival. Check the current year’s shuttle map against your address before booking.
  • Feed the house before you go in. A 16-person breakfast at a restaurant in Indio on festival Saturday is a 90-minute wait. A kitchen and a Costco run on Thursday is the veteran move.
  • Pool rules save friendships. Quiet hours exist in Indio’s residential neighborhoods and fines are real — keep the 3am afterparty indoors.
  • Book Thursday to Monday. Arriving Friday means setting up the house during set one; leaving Sunday night means missing the closer. The extra two nights split 16 ways cost almost nothing.

How far ahead should we book a Coachella house?

Six to nine months for the best large homes — that means booking in the fall for an April festival. If you’re reading this closer to the dates, check availability anyway: cancellations open up inventory in waves, especially right after lineup announcements.

Is Indio or Palm Springs better for the festival?

Indio, and it isn’t close. The festival is in Indio — staying there can mean a 10–20 minute trip versus 45+ minutes each way from Palm Springs. Save Palm Springs for a non-festival trip.

What does a festival house cost per person?

It varies enormously by house and weekend, but the split is the point: 16 people across four nights turns even a luxury estate into a per-person price that competes with — and often beats — a crowded hotel room, with none of the compromise.
